GREY STRUCTURE CONSTRUCTION TERMS & SPECIFICATIONS

1. Project Overview

Monoline Constructions offers complete grey structure construction services on a turnkey basis, including labor, materials, site supervision, and execution according to approved drawings and construction standards.


2. Responsibilities of the Client

The client must provide clear and uninterrupted possession of the plot before construction begins.

All architectural drawings, structural details, specifications, and required approvals should be finalized and shared prior to the start of work to avoid delays or additional costs.

Water and electricity required during construction shall be arranged by the client. Any utility bills during the project duration will also be the responsibility of the client.

The construction site should be clean and accessible. In case of debris removal, leveling, or additional preparation work, related expenses will be charged separately.

If the project location has restricted access for heavy vehicles or construction material transportation, additional handling or shifting charges may apply.

Any laboratory testing, soil testing, or material testing requested by the client or required by authorities shall be paid by the client.


3. Responsibilities of Monoline Constructions

Monoline Constructions will execute all work according to approved drawings and agreed specifications.

Our team will assist the client regarding construction guidance, technical coordination, and related documentation throughout the project.

If any work is found inconsistent with approved specifications, it will be corrected by the company without additional labor charges.


4. Excavation & Foundation Work

Excavation and foundation work will be completed according to structural engineering drawings.

Approved anti-termite treatment chemicals will be applied in foundation areas for long-term protection.

Plain cement concrete (PCC) and foundation filling will be completed as per engineering standards.

If excavation depth exceeds the standard agreed level, additional excavation and filling costs will apply.


5. Structural Material Specifications

Grade-60 steel reinforcement bars will be used according to structural design requirements.

Approved A+ quality bricks and premium-grade cement brands will be utilized depending on market availability.

Sargodha plant crush and recommended sand will be used for RCC and masonry works.

Waterproof membrane treatment will be applied in damp-proof course areas where required.

Steel quantity shall be according to structural requirements for standard residential construction. Any extraordinary structural demand or additional steel consumption beyond standard limits shall be charged separately.


6. Roof Treatment & Waterproofing

Roof treatment includes proper slope formation for rainwater drainage along with waterproofing application.

Rainwater drainage pipes and khurras will be installed according to site requirements.

Parapet wall RCC work, decorative roofing elements, or additional rooftop structures will be considered extra work unless specifically included in the agreement.


7. Plumbing & Sewerage System

High-quality UPVC and PPRC piping systems will be installed for water supply and drainage works.

Separate hot and cold water lines will be provided in washrooms and kitchens where applicable.

Sewerage lines, rainwater pipes, and underground drainage systems will be completed according to approved plumbing layouts.

Additional plumbing points or revisions requested after execution may result in additional charges.


8. Electrical Conduit & Wiring Provisions

Electrical conduit piping will be installed inside slabs and walls before plaster work.

Standard provisions include points for lights, fans, switches, sockets, and chandeliers according to approved electrical layouts.

Any additional electrical points requested after plaster completion shall be charged separately.

External electrical fixtures outside covered areas may also incur extra costs.


9. Gas Piping Works

Gas piping provisions will be provided for the kitchen and geyser points as per approved layout.

Additional gas points requested after completion of wall plaster may be charged separately.


10. Additional Construction Charges & Variations

Any design modification, additional construction, structural change, or revision requested during construction will be treated as variation work and charged separately.

Special architectural elements such as Spanish elevations, decorative moldings, pergolas, landscaping features, BBQ counters, fireplaces, swimming pools, or lift areas are not included in standard grey structure rates unless specifically mentioned.

Corner plots, increased floor heights, steel shuttering requirements, or non-standard structural designs may result in additional charges.


11. General Construction Terms

Construction timelines may vary depending on weather conditions, site conditions, material availability, governmental approvals, or client-side delays.

All government fees, society approvals, taxes, NOCs, and regulatory charges shall be the responsibility of the client.

Security arrangements, watchman salaries, and utility connections required during construction shall be managed by the client.


12. Changes in Executed Work

Any modification requested after completion of executed work may involve demolition, reconstruction, additional labor, and material costs.

Such changes will be billed according to actual site expenses and revised construction requirements.


13. Estimated Project Duration

The expected completion period for standard grey structure construction is approximately 3 to 4 months depending on project size, weather, and site conditions.

Construction timelines may be adjusted through mutual agreement between both parties.


14. Delays Beyond Control

Monoline Constructions shall not be held responsible for delays caused by factors beyond reasonable control, including:

  • Government restrictions
  • Material shortages
  • Political situations
  • Labor strikes
  • Extreme weather conditions
  • Delays in approvals or drawings from the client

In such situations, project completion timelines may be reasonably extended.


15. Payment Terms

Payments shall be made according to the mutually agreed installment schedule.

The company will notify the client before each payment milestone.

Delayed payments may affect construction progress and project delivery timelines.


16. Price Adjustment Clause

If construction material prices or labor costs increase significantly due to market fluctuations or inflation, revised rates may apply for the remaining work.
