FINISHING WORK TERMS & SPECIFICATIONS

1. Scope of Finishing Work

Monoline Constructions provides complete finishing work solutions including labor, materials, workmanship, execution, and on-site supervision after completion of grey structure activities such as plastering, electrical conduits, plumbing piping, and gate/grill installation.

Our finishing services are designed to deliver a clean, modern, durable, and professionally completed residential or commercial project.

2. Client Obligations

The client shall provide clear access and possession of the property before finishing work begins.

All finalized drawings, layouts, finishing selections, material preferences, and design details must be approved and shared before execution to ensure smooth workflow and avoid unnecessary delays.

Electricity and water required during finishing work shall be arranged by the client. Utility expenses during the project period will remain the responsibility of the client.

The site should remain clean and accessible for workers and material movement. Any additional cleaning or preparation work required before execution may be charged separately.

If the site is located in an area with restricted vehicle access or transportation limitations, any extra handling or shifting charges for materials will be borne by the client.

Any testing or inspection charges related to materials, if required by authorities or the client, shall be paid separately by the client.

3. Responsibilities of Monoline Constructions

Monoline Constructions will execute all finishing works according to approved drawings, agreed specifications, and professional construction standards.

Our team will coordinate with the client throughout the project to ensure proper workmanship, material application, and finishing quality.

If any executed work is found inconsistent with approved specifications, the company will rectify such work without additional labor charges.

4. Finishing Material Specifications

Premium quality construction materials and approved finishing products will be used according to project requirements and market availability.

Recognized cement brands including Maple Leaf, Bestway, DG Cement, or equivalent approved alternatives may be utilized during finishing work.

All materials used for finishing will be selected to ensure durability, performance, and long-term reliability.

5. Electrical Installation & Fixtures

Electrical conduit systems installed during grey structure will be utilized for final electrical fitting works.

Standard electrical provisions include installation points for:

• Ceiling lights
• Fan points
• Chandelier points
• Wall bracket lights
• Power sockets
• Switch boards

Additional electrical points requested by the client beyond approved layouts may be charged separately.

Any new electrical provision added after completion of finishing work will be treated as additional work and billed accordingly.

6. Gas Piping & Additional Connections

Gas connection provisions for kitchens and geyser points will be completed according to approved layouts.

Additional gas outlets or revised gas points requested after execution shall be treated as extra work and charged separately.

7. Additional Features & Extra Work

Decorative architectural work, customized ceilings, Spanish elevation designs, molding work, rooftop landscaping, BBQ counters, fireplaces, benches, pergolas, or planter areas are not included in standard finishing packages unless specifically mentioned.

Special ceiling treatments, custom texture finishes, feature walls, and luxury design elements may require additional cost depending on design complexity.

8. General Construction Terms

Project pricing is based on approved covered area and agreed scope of work.

Government approvals, society NOCs, taxes, penalties, regulatory requirements, and compliance charges shall remain the responsibility of the client.

Security arrangements, site utilities, and watchman services during construction shall also be managed by the client.

If work is delayed due to client-side instructions, design changes, material approvals, or restricted access, any additional labor or operational costs resulting from such delays may be charged separately.

Construction activities after Eid holidays may resume according to labor availability and operational schedules.

9. Design Changes & Variations

Any changes, additions, removals, or revisions requested by the client after execution has started may impact project cost and completion timeline.

Modification of completed work may involve additional labor, material wastage, dismantling, and reconstruction charges.

All extra work will be billed according to actual site requirements and revised scope of execution.

10. Estimated Completion Timeline

The estimated duration for finishing work is approximately 3 to 4 months depending on project size, design complexity, material selection, and site conditions.

Project timelines may be revised with mutual understanding between the client and Monoline Constructions.

11. Delays Beyond Company Control

Monoline Constructions shall not be held responsible for delays caused by circumstances beyond reasonable operational control, including:

• Government restrictions or approvals
• Material shortages
• Labor strikes
• Political conditions
• Extreme weather
• Delays in client approvals
• Changes in drawings or specifications

In such situations, project deadlines may be reasonably extended.

12. Payment Terms & Installments

Payments shall be made according to the mutually agreed construction payment schedule.

The company will notify the client before each installment becomes due.

Delayed payments may result in suspension of work activities and extension of project timelines.

Any losses caused by delayed payments from the client side shall remain the responsibility of the client.

13. Market Rate Fluctuation Clause

Construction and finishing material prices are subject to market fluctuations.

In case of a significant increase in labor or material rates due to inflation or market instability, revised pricing may apply for the remaining scope of work.
